Ready To Enter The Market?

Now is the time to prepare and educate yourself:
Many aspects of a home purchase are outlined on this website, but there are other considerations that will help you tremendously with your new home purchase. These should be best explored in a counseling session (no fee, of course) with me before you view the first property. A typical counseling session with me lasts about 25-30 minutes and will give you a detailed insight into many aspects of the house hunt including your rights and options as a buyer in New York State. One of these is the option of Buyer's Agency. What is it? Do you need/want it? What are its advantages and disadvantages? - are among the questions we will explore so you have a good basis to decide on how to move forward.

All real estate is local:
Although Real Estate is regulated by statewide laws, each individual market has developed different ways of doing business. While in a suburban setting you might be able to do a quick drive-by as the house is clearly visible from the road, in the country this might not be an option as the house might be at the end of a long driveway in the woods and leading through another property. Various factors might impact when and how you can view properties and allow for a reasonable and efficient use of your time.

The wealth of information on the internet:
As of late many nationwide websites have current listings online, notably realtor.com , but they all rely on Multiple Listing Service (MLS) Data. In our area, not all available properties are listed on the MLS, so that information is sketchy at best. The same is true for sites that provide information about home values. But again, without a central data collecting entity like an MLS these valuations are well wide of the mark in our area. How to best use the available resources has become an art form - it is at the least time consuming, if not overwhelming, and needs interpretation/translation. A counseling session  with me can be scheduled just ahead of your first outing, no extra trip necessary.
